NOTICE TO UNIT OWNERS Who Plan to Perform Additions, Alterations
or Improvements To Their Units
Under the By-Laws applicable to Deer Crossing Condominium, no unit owner may make any addition, alteration, or improvement in or to the structural elements within the unit or to the common areas without the prior written consent thereto of the Board.
The accompanying form is for your convenience in making such request. Please fill it out and forward to Mercantile Property management Corp. by fax or mail. The request will be forwarded to the Board for consideration either between meetings or at the next scheduled meeting.
Also attached is a form of written Agreement with Deer Crossing Condominium Trust which, when completed will be filed at the Registry of Deeds and will be binding on you and future owners of your Unit. Your Agreement may be different depending on your project.
No request will be approved without a completed application, and an executed and notarized Agreement.
No work may be performed without the written permission of the Board of Directors.
Rules & Regulations
In addition to all other Agreements and documentation already existing, the following apply to all in Unit projects, where applicable.
1. To protect the asphalt, dumpsters must be placed on boards; all owners are required to confirm location for placement with management one week prior to installation on site.
2. All work must be performed by duly licensed workmen and or entities.
3. All permits required by any code, ordinance or statute must have been issued and a copy given to the Board of Directors by delivering the same to Mercantile’s site manager.
4. All contractors and workmen must present a copy of a certificate of insurance showing that they are insured for:
a. Worker’s compensation
b. Liability Insurance in the amount of $1,000,000
c. Property Damage Insurance in the amount of $500,000
d. Builder’s Risk Insurance
5. If work is to be performed in the Common Areas whereby additional common space is allocated to the Unit’s exclusive use, the Applicant must obtain the written consent of all abutters and any one else who might be affected by the work
