Association vs. Owner Responsibilities's

To clarify Association vs. Owner responsibilities, the following list has been prepared. This list may not be complete and additional areas that need clarification will be added as the occasion arises.

Association has complete responsibility for:
• Exterior Siding
• Grounds and Maintenance
• Gutters and Downspouts
• Decks and patios installed bu developer, as part of original construction of building.
• Pool and all related equipment
• Roads and Parking Lots
• Roofs, Soffits, Gable Ends
• Stairs and Walkways
• Well and all related equipment

Damage to interiors due to exterior leaks
Owner: is responsible for all interior repair caused by exterior leaks. In the case of major disasters, covered by Insurance, the community is responsible for paying the deductible amount on the unit owner HO6 policy.

Basements
Association: Responsible for leaks caused by exterior sources (i.w. downspouts, gutters, etc.)
Owner: Responsible for all other problems

Cable TV
Association: No responsibility

Doors and Frames
Association: Painting of exterior door.
Owner: Maintenance and replacement of doors.

Decks
Association: Maintenance and repair to decks and patios installed by developer as part of the original construction of the building.
Owners: If deck has been enlarged.

Electric
Association: For electric lines up to and including meter.
Owner: All problems from meter on.

Fire Alarms
Association: Complete responsibility.
Owner: No responsibility.

Fireplaces
Association: Exterior only.
Owner: Interior and cleaning of chimney and flu.

Garbage Disposals
Prohibited.

Gas
Association: No responsibility.

Furnace and Air Conditioning
Association: No responsibility.

Insects and Vermin
Association: Responsible for attempting to control Termites, Carpenter Ants and bats. (not hornets, bees or squirrels)
Owner: Responsible for any interior infestations including mice, cockroaches, ants (except Carpenter Ants), etc.

Lighting
Association: Post lights, parking lights, and ground lights including bulb replacement. Repair and replacement of exterior front and deck light fixtures.
Owner: All interior lighting and bulb replacement on exterior lights.

Mailboxes
Association: Painting and exterior maintenance of mailbox enclosures.
Owner: Responsible for lock and keys.

Screens-Storms-Storm Doors
Association: No responsibility.
For replacement, please contact Mercantile Property Management.

Septic Systems
Association: Responsible for repair, pumping and maintenance from the building out.
Owner: Responsible for any clogs or repair within interior of building,

Smoke Alarms
Association: No responsibility.
Owner: Complete responsibility. (Smoke alarms are inspected annually - any battery replacement or repairs will be made and billed to unit owner)

Water
Association: Complete responsibility for pump house and equipment. Piping and valves up to unit.
Owner: All problems from unit wall in.

Water Heaters
Association: No responsibility.
Owner: Complete Responsibility

Window and Frames
Association: Caulking around the exterior of window frames.
Owner: Maintenance and replacement, including repair of leakage caused by condition of the window or the frame. Replacement of broken panes of glass or glass with broken seals. Exterior washing of glass windows.
